CENTRAL IRVING - SH 183
This major east-west freeway connects Irving to Dallas and Fort Worth. The City of Irving is working closely with Texas Department of Transportation to plan improvements to SH 183 and nearby east-west routes.
HERITAGE CROSSING
Heritage Crossing, “Downtown Irving,” is where it all began; where Irving founders Otis and Schultz planted stakes next to the railroad line. The area is undergoing a major revitalization with the opening of new restaurants and the Main Stage Irving-Las Colinas community theater. Planning is underway for a major transit-oriented development featuring retail and residential in a pedestrian-friendly environment. The overall project includes more than one hundred new homes along beautiful Delaware Creek, bike lanes, new sidewalks and additional street parking for easy access to retail.
LAS COLINAS
Las Colinas is an internationally-recognized, master-planned community located within the City of Irving.
Created as a Texas nonprofit corporation in 1973, the 12,000-acre development is a unique combination of commercial, residential, educational, recreational, and retail land use that is home to approximately 31,000 people. The community has a wide range of housing stock that range from urban lofts to stately homes.
Las Colinas also features well-manicured canals and walk paths meandering through business and residential sections, inviting passersby to stop and smell the flowers (but don’t pick them—leave them for others to enjoy!).
Urban Center
The Urban Center is the center of business in Las Colinas. It has the largest concentration of office space in North Texas and is anchored by the Irving Convention Center at Las Colinas and encompasses Lake Carolyn and its old-world style canals and walking paths.
At the heart of the area is the largest equestrian sculpture in the world, The Mustangs of Las Colinas. This amazing work of art depicts nine bronze horses galloping across a moving stream. The horses were cast at a scale of one and one-half times the normal size of mustangs, making the sculpture even more impressive.
Over the past decade, the Urban Center has grown exponentially as thousands of high-end apartments and townhomes have been constructed around the area’s centerpiece, Lake Carolyn, and the DART Light Rail stations.
The Urban Center is fast becoming known as a restaurant and entertainment center. Two recent projects are bringing retail, restaurants, entertainment and office space to the area. The Toyota Music Factory features live music, a movie theatre, restaurants and retail. Water Street on the shore of Lake Carolyn, adds another 60,000 square feet of retail and restaurants in addition to apartments.
Sasaki Las Colinas Urban Center Master Plan
In 2010, the City of Irving and the Las Colinas Association created a task force to study and plan the future of the Las Colinas Urban Center. Sasaki Associates, Inc., was retained as the consultant to assist with development of a master plan.
The two major goals for the plan were 1) to create a pedestrian-friendly, vibrant, mixed-use residential district that is a desirable place to live for young workers, families, and seniors, and 2) restore the Urban Center’s position as one of the premier corporate office locations in North Texas.

NORTH IRVING - IRVING MALL
North Irving is located at SH 183 and Belt Line Road that includes a 10-mile long commercial corridor. Visit the Irving Mall website.
VALLEY RANCH
Valley Ranch is a 2,400-acre master-planned community located in the northernmost portion of the City of Irving, north of I-635. It features residential, commercial and retail land use in an environment of landscaped canals and pedestrian pathways for leisurely walks along the water.
Though the community is only minutes away from Dallas/Fort Worth International Airport and easily accessible by major roadways, that is only fraction of its appeal. This picturesque community is home to scenic canals and greenbelts.

Cypress Waters
Valley Ranch is also experiencing major growth through its Cypress Waters development.
Cypress Waters is a lush 1,000-acre master-planned development in the western sector of Valley Ranch is built around 362-acre North Lake. The 1,000-acre parcel includes office, retail and multi-family.
The pedestrian-friendly community has 814 apartment and townhomes with many amenities including pools, children’s playground, fitness center, community room and bocce ball court.
The initial phase of retail will have 15 restaurants and 45,000 square feet of storefront retail.
